The Rental Market - an update!
Is your property compliant?
Fire Safety – A smoke alarm should be on each floor of your property.
Carbon Monoxide – Only required by law if you have a useable fireplace or wood burner, we highly recommend for all rental properties.
Electrical Safety – All electrical appliances should be safe to use and ask a gas safe registered engineer to issue you a gas safety certificate.
Paperwork – Keep accurate up to date records of your property including maintenance certificates and reports.
Legionella Risk Assessment – You must complete a legionella risk assessment for all rental properties. If you have a property that has been empty for a period of time we recommend you run water through the taps regularly.
Repairs – According to The Landlord and Tenant Act of 1985 Section II you need to keep your property in a good state of repair.
EPC – You need to have an Energy Performance Certificate of your property prior to a tenant moving in.
Rent Smart Wales - Currently in Wales there is a new law that has been introduced which applies to all landlords and agents of private residential property. As a Landlord you are now required by law in Wales to be registered or licenced!
