When you choose to rent a home from Quay Living, we make every effort to ensure the process is as smooth and hassle-free as possible. We take the trouble to understand your precise requirements, and these will be matched as closely as possible with rental properties on our books. We will forward details of those properties for your perusal.

We undertake accompanied viewings 6 days a week, at times to suit you.

Once you have identified the property that best suits your criteria and the letting has been agreed in principle, we will ask you to review the proposed Tenancy Agreement and Tenancy Agreement Information, complete the online Tenancy Application Details and pay the Holding Deposit. You will also receive a link from Goodlord to complete your application and referencing. In addition, we will require original photo ID and proof of residence to be verified by Quay Living, together with any additional documentation requested.

The Holding Deposit required to secure the property is equivalent to one week’s rent.

Please note that this Deposit is only returnable to you in the event that the landlord unilaterally decides to withdraw from the transaction for reasons unrelated to your application, references or circumstances. If you provide false or misleading information in your application the holding deposit will not be returned to you. If you have any reason to suspect that there may be a problem with your application, do please discuss it with us at the outset to see how we might be able to assist.

You must complete the online application promptly and full referencing via Goodlord must be completed within 7 days of paying the Holding Deposit. Original ID, proof of residence and additional documentation required by Quay Living is set out in the Tenancy Guide available prior to the Holding Deposit being paid. Once referencing and identity checks are complete and the landlord has instructed us to proceed, the tenancy agreement will be prepared for online signing. This must be signed within 15 days of paying the Holding Deposit, after which your first month’s rent and deposit will become payable. You will be asked to set up a bank standing order for subsequent rental payments.

The documents provided will include, where applicable:

  • A copy of the Energy Performance Certificate
  • The Gas Safety Certificate (if appropriate)
  • Electrical Installation Condition Report
  • Portable Appliance Test Certificate (where required)
  • Regulations for blocks (where required)
 

Your Security Deposit will be equal to 5 weeks’ rent and, once received, will be protected with the Tenancy Deposit Scheme (TDS), as required by law.

On the commencement date of your tenancy, all documentation should have been signed and monies paid so your arrival will be swift, giving you more time to move in and settle into your new home. On your move-in day we will provide you with keys and copies of the certificates as mentioned above.

An inventory will have been undertaken just prior to move-in and will be available online shortly after move-in. The inventory should be read carefully. If there are any items of disrepair or items on the inventory you cannot locate, be sure to make note on the document. Once you have satisfied yourself that the inventory is accurate, you should sign online to confirm, which should be completed within 7 days.

You will ordinarily be responsible for all utility bills and council tax. You will need to ensure that these are put into your own name. Goodlord may notify utility companies and the council of your tenancy commencement and meter readings, and may offer additional services such as energy, broadband or television packages. You are under no obligation to use these services and remain responsible for checking that all accounts are correctly set up in your name.

We recommend that you take out insurance to cover your own possessions, and accidental damage to landlord’s fixtures and fittings.
